Apartment renovation in Nea Smyrni

This project involved the complete renovation of a 45 m² apartment dating from the 1960s in Nea Smyrni, Athens. Like many apartments of its era, the original layout consisted of a series of small, enclosed rooms connected by a narrow, poorly lit corridor. The kitchen, bathroom, and bedroom were all accessed from this central hallway, while the limited dimensions of the rooms restricted everyday functionality, even preventing the placement of a dining table within the kitchen.

The architectural proposal focused on both spatial reorganization and the complete modernization of the apartment's building services. By removing the partition wall between the original kitchen and living room, the apartment was transformed into a bright, open-plan living space incorporating the living room, dining area, and kitchen. This intervention significantly improved natural light distribution, enhanced the perception of space, and established clearly defined functional zones, including the entrance, dining area, living room, and kitchen.

During construction, extensive deterioration caused by the age of the building and years of deferred maintenance was identified. The apartment's plumbing, drainage, and electrical systems were comprehensively repaired and fully upgraded to contemporary standards, ensuring long-term functionality and reliability.

As the owner permanently resides on the island of Chios, the entire project was managed remotely on their behalf. Beyond the architectural design, the commission included the selection, procurement, ordering, and delivery of all materials, complete project coordination, construction supervision, and quality control throughout every stage of the renovation. The owner did not visit the apartment during construction, entrusting the entire process—from concept to completion—to the architect.

The project was delivered as a fully completed turnkey renovation, allowing the owner to receive the keys to a fully renovated, modern apartment ready for immediate use.
